Kolea & Waikoloa Beach Resort Overview
Although there were no closed sales in Kolea in the month of February there were two units that went into contingent status (units 15D and 16D). Both units are in the lower spectrum of price for the neighborhood; unit 16D was a foreclosure property priced at $529,000; unit 15D was on the market for well over a year and priced at $695,000. The actual sales price will be available on the Market Dashboard once the sale has closed. Before their contingent status, both these units represented the lowest active prices for Kolea. At the time of this report Kolea’s lowest priced unit in “Active” for sale status is priced at $800,000.
The Waikoloa Beach Resort in its entirety is seeing the same number of closed sales year to date as compared to 2014. With that, there has been an increase in the number of units in inventory and a higher number of days on market. Keep in mind that looking at these figures in a smaller targeted area and at such a micro level can paint a picture of extreme swings from month to month. In reality, comparing this year to last, the number of sales is staying steady and the median home price is increasing.
