Kolea & Waikoloa Beach Resort Overview
Kolea: March brought one closed sale and one new listing to Kolea. This brings the 2015 closed sales for the neighborhood to two which keeps it even compared to 2014. So far this year new listings are down with four as compared to seven in the first three months of 2014. Overall Kolea is seeing a little less inventory, shorter days on market and the same amount of closed sales this year compared to last. The solo sale for March was the bank owned single family residence at 1089 Kolea Kai Circle (see the Kolea Dashboard for list and sale price). The new listing for March is located in building 15 unit E. This is a 2 bedroom, 2 bath second floor middle unit with 1,270 square feet and a narrow ocean view listed at $819,000. Currently there are four units under contingent status in Kolea. Details on these sales will be available on the dashboard once the sales are final.
Waikoloa Beach: Through the first quarter of 2015, closed sales in Waikoloa Beach Resort is keeping pace with the same time period last year. As reported in February, the resort is seeing an increased number of properties in inventory but the market time for properties sold has come down from last month and is now virtually equal to the first quarter of 2014.
