Colony Villas & Waikoloa Beach Resort Overview
Colony Villas: Colony Villas continues to be one of the hot resort neighborhoods this year. The six closed sales through April are ahead of the 2014 sales of four through the same time period. With the successful closing of the seven additional properties that are currently in contingent or under contract status, the trend will continue. April brought one closed sale at unit #1302 (see the Market Dashboard for sale and list prices).
With buyer activity high and inventory lower than recently seen, April brought three new listing to the Colony Villas. Unit #1003, listed by MacArthur Sotheby’s International Realty at $449,000, is a two bedroom, two and a half bath middle unit located directly on the golf course and has already gone into contingent status. Unit #1102 is also located directly on the golf course, is listed at $485,000 and is the largest floorplan with three bedrooms, two and a half baths and almost 1700 square feet. Unit #2506, listed at $417,000, is the smaller of the two bedroom plans, located on the pool and features two full baths.
Waikoloa Beach: 2015 continues to outpace 2014 in regards to sales in the resort. With 11 closed sales in April, the total sales for the year is 26 compared to 22 last year. With 18 more properties currently in contingent or under contract status, the market looks to have a strong future in Waikoloa Beach Resort.
